What is the Carte T?
The Carte T, or professional real estate transaction card, is a mandatory authorization for conducting transaction activities involving buildings and business assets. It is primarily held by real estate agents, agencies, and certain networks of independent agents.
Issued by the Chambers of Commerce and Industry (CCI), it certifies that the holder meets the legal requirements for competence, professional integrity, and insurance necessary to practice the real estate profession.
The Carte T is governed by the Hoguet Law of January 2, 1970, which regulates real estate professions in France to protect consumers during real estate transactions.

The Carte T (“Real Estate and Business Assets Transactions“) is the mandatory professional card for real estate transaction activities in France. As of January 1st, 2025, the CCIs had issued 42,221 Carte Ts, representing nearly 67% of all professional real estate cards. The card is valid for 3 years and its renewal is subject to completing 42 hours of continuing education over this period. It is issued by the Chambers of Commerce and Industry (CCI) in accordance with the Hoguet Law.
What activities are authorized with a Carte T?
The Carte T allows for various real estate transaction activities on behalf of third parties.
The holder can, in particular:
- sell real estate properties;
- search for buyers;
- carry out purchase or exchange operations;
- list properties for rent;
- conduct transactions involving business assets;
- sign sales or rental mandates.
On the other hand, daily rental management and property administration require a specific Carte G, while the management of co-owned properties falls under the Carte S.
How to obtain a Carte T?
To obtain a Carte T, the applicant must meet several conditions defined by regulations.
They must, in particular, provide proof of:
- professional aptitude, through a diploma or recognized professional experience;
- professional liability insurance;
- a financial guarantee when handling funds on behalf of clients;
- professional integrity compatible with the practice of the profession.
The application is made to the territorially competent Chamber of Commerce and Industry.
How long is the Carte T valid for?
The Carte T is valid for three years. At the end of this period, the holder must renew it, notably by proving compliance with the continuing education obligations imposed on real estate professionals.
Do real estate agents need to have a Carte T?
Independent real estate agents generally do not need to hold their own Carte T. They operate under the responsibility of a real estate agency or a network that holds the professional card and possess a collaborator certificate issued by the latter.
This structure allows many real estate advisors to legally practice their activity without holding the professional card themselves.
