It finances part of the purchase or construction of a primary residence with a loan whose interest rate is set at 0%. <\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The borrowed capital must therefore be repaid, but the borrower pays no interest on the amount financed by the PTZ. The scheme can thus significantly reduce the overall cost of a real estate project when integrated into financing combining a conventional bank loan, personal contribution, and possibly other subsidized loans. <\/p>\n\n<p class=\"wp-block-paragraph\">Since April 1, 2025, the PTZ has been considerably expanded: the acquisition or construction of a new property can now be financed <strong>throughout France<\/strong>, whether an apartment or a detached house. The scheme is currently planned until <strong>December 31, 2027<\/strong>. <\/p>\n\n<h2 class=\"wp-block-heading\">What is the PTZ?<\/h2>\n\n<p class=\"wp-block-paragraph\">The Zero-Rate Loan is a state-subsidized mortgage loan primarily intended for people who are <a href=\"https:\/\/www.experts-du-patrimoine.fr\/preparer-premier-achat-immobilier\/\" data-type=\"link\" data-id=\"https:\/\/www.experts-du-patrimoine.fr\/preparer-premier-achat-immobilier\/\">purchasing their primary residence for the first time<\/a>.<\/p>\n\n<p class=\"wp-block-paragraph\">It has three essential characteristics:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>its interest rate is 0%;<\/li>\n\n\n\n<li>it is granted subject to income conditions;<\/li>\n\n\n\n<li>it can only finance part of the total cost of the transaction.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">The PTZ must therefore be supplemented by one or more other forms of financing, for example:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>a conventional mortgage loan;<\/li>\n\n\n\n<li>an Action Logement loan;<\/li>\n\n\n\n<li>a social homeownership loan;<\/li>\n\n\n\n<li>a personal contribution;<\/li>\n\n\n\n<li>certain supplementary loans offered by banks or local authorities.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">Its total duration can reach <strong>25 years<\/strong>, with, depending on the household&#8217;s income, a period during which no repayment of the PTZ is yet required.<\/p>\n\n<section class=\"edp-key-figures\">\n\n\t<h2 class=\"edp-key-figures__title\">\n The PTZ in figures\n\t<\/h2>\n\n\t<p class=\"edp-key-figures__content\">\n The Zero-Rate Loan (PTZ) is one of the main public schemes designed to facilitate homeownership for modest and intermediate-income households. In <strong>2025<\/strong>, nearly <strong>67,000 PTZ loans<\/strong> were expected to be granted in France, compared to approximately <strong>45,000 in 2024<\/strong>, representing an anticipated increase of nearly <strong>49%<\/strong>. The net cost of the scheme for public finances was estimated at approximately <strong>\u20ac1.35 billion<\/strong>. Since <strong>April 1<sup>st<\/sup>, 2025<\/strong>, the PTZ can finance the purchase of a new property <strong>throughout France<\/strong>. Depending on the household&#8217;s income and the type of property, it can represent up to <strong>50% of the transaction cost<\/strong> for a new apartment and up to <strong>30%<\/strong> for a new class=\"wp-block-paragraph\">The PTZ is primarily intended for <strong>first-time buyers<\/strong>, meaning people who do not own their primary residence.<\/p>\n\n<h3 class=\"wp-block-heading\">The first-time buyer condition<\/h3>\n\n<p class=\"wp-block-paragraph\">In principle, the borrower must not have owned their primary residence during the <strong>two years preceding the loan offer<\/strong>.<\/p>\n\n<p class=\"wp-block-paragraph\">This condition has certain exceptions, particularly when the borrower or one of the persons intended to occupy the property is disabled or when the former primary residence has become permanently uninhabitable following a disaster.<\/p>\n\n<h3 class=\"wp-block-heading\">Income conditions<\/h3>\n\n<p class=\"wp-block-paragraph\">The PTZ is reserved for households whose income does not exceed certain thresholds.<\/p>\n\n<p class=\"wp-block-paragraph\">These thresholds depend on:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>the number of with a PTZ?<\/h2>\n\n<p class=\"wp-block-paragraph\">The scope of the PTZ depends on the nature of the property.<\/p>\n\n<h3 class=\"wp-block-heading\">Purchasing a new property<\/h3>\n\n<p
